You can choose a\u00a0<a class=\"external-link\" href=\"https:\/\/support.buildium.com\/hc\/en-us\/articles\/200978853\" rel=\"nofollow\">custom allocation that you\u2019ve created<\/a>, or you can choose to allocate by size or to allocate evenly.\n<ul>\n<li>You can also opt to use no allocation, and enter the information in for each unit manually. If you choose an allocation, enter the total charge, and Buildium will apply the total amount across each of the units.<\/li>\n<\/ul>\n<\/li>\n<li>If you decide to opt-out of using an allocation, enter the amount of the charge for each unit in the amount column. You can enter a memo in the memo column, and have the option to apply the memo to all charges.<\/li>\n<li>When you\u2019ve completed the form, click\u00a0<strong>Apply<\/strong> <strong>Charges<\/strong>.<\/li>\n<\/ol>\n<div class=\"fusion-sep-clear\"><\/div><div class=\"fusion-separator fusion-full-width-sep\" style=\"margin-left: auto;margin-right: auto;width:100%;\"><div class=\"fusion-separator-border sep-single\" style=\"border-color:#1226aa;border-top-width:1px;\"><\/div><\/div><div class=\"fusion-sep-clear\"><\/div>\n<p>&nbsp;<\/p>\n<h2>Rent Manager<\/h2>\n<div class=\"fusion-alert alert custom alert-custom fusion-alert-left \" style=\"background-color:#edeeef;color:#1d1934;border-color:#1d1934;border-width:2px;\"><div class=\"fusion-alert-content-wrapper\"><span class=\"alert-icon\"><i class=\"fa-lg fa-info-circle fas\" aria-hidden=\"true\"><\/i><\/span><span class=\"fusion-alert-content\"><p>There are a few steps to keep in mind when adding charges to a Tenant\u2019s account within Rent Manager.<\/p>\n<ol>\n<li>All transactions in Rent Manager are connected to a Property for accounting<\/li>\n<li>Tenant ledger line items can be added directly or via a recurring posting<\/li>\n<li>All line items are connected to a Charge Type which is linked to a GL Account for reporting<\/li>\n<\/ol>\n<p><em>Rent Manager recommends creating a unique\u00a0<strong>Charge Type<\/strong>\u00a0for the charges.<\/em><\/p>\n<\/div>\n<div data-hasbody=\"true\" data-macro-name=\"info\" data-macro-id=\"04f6026d-d3d9-4e47-9e81-83afaf368470\"><\/div>\n<div class=\"confluence-information-macro confluence-information-macro-information conf-macro output-block\" data-hasbody=\"true\" data-macro-name=\"info\" data-macro-id=\"04f6026d-d3d9-4e47-9e81-83afaf368470\">\n<div class=\"confluence-information-macro confluence-information-macro-information conf-macro output-block\" data-hasbody=\"true\" data-macro-name=\"info\" data-macro-id=\"d0ce8080-a888-4576-8036-2dc7b838fcc4\"><\/span><\/div><\/div><\/div>\n<\/div>\n<div data-hasbody=\"true\" data-macro-name=\"info\" data-macro-id=\"d0ce8080-a888-4576-8036-2dc7b838fcc4\">\n<p>Go to\u00a0<strong>Accounting<\/strong>\u00a0&gt;\u00a0<strong>Charge Types<\/strong>\u00a0&gt;\u00a0<strong>Add<\/strong>\u00a0(bottom right corner)<\/p>\n<ul>\n<li>The name should be very short (probably HA)<\/li>\n<li>The description can be longer, as it will show on the Tenant\u2019s ledger\/invoices<\/li>\n<li>As the Property Manager, you will need to provide Latchel which GL Acct. you want to use for your financial reports<\/li>\n<\/ul>\n<p>To add a\u00a0<strong>Single Charge:<\/strong><\/p>\n<ol>\n<li>Go to\u00a0<strong>Rental Info<\/strong>\u00a0&gt;\u00a0<strong>Tenants<\/strong>\u00a0&gt;\u00a0<strong>Transactions<\/strong>\u00a0<strong>tab<\/strong><\/li>\n<li>Select\u00a0<strong>Add<\/strong>, pick your Charge Type, enter the date, and the amount<\/li>\n<\/ol>\n<p>To add a\u00a0<strong>Recurring Charge:<\/strong><\/p>\n<ol>\n<li>Go to\u00a0<strong>Rental Info<\/strong>\u00a0&gt;\u00a0<strong>Tenants<\/strong>\u00a0&gt;\u00a0<strong>Recurring Charges tab<\/strong><\/li>\n<li>Select\u00a0<strong>Add<\/strong>, Pick your Charge Type, enter the amount, and From date<\/li>\n<\/ol>\n<p><em>Please note: Recurring Charges can also be added to the Property or Unit levels as needed. These videos may also point out Recurring Charges, Tenant Charge Setup, and Charge Types.<\/p>\n<div class=\"fusion-sep-clear\"><\/div><div class=\"fusion-separator fusion-full-width-sep\" style=\"margin-left: auto;margin-right: auto;width:100%;\"><div class=\"fusion-separator-border sep-single\" style=\"border-color:#1226aa;border-top-width:1px;\"><\/div><\/div><div class=\"fusion-sep-clear\"><\/div>\n<\/div>\n<p>&nbsp;<\/p>\n<h2>Propertyware<\/h2>\n<ol>\n<li>Go to the\u00a0<strong>Leases Module<\/strong><\/li>\n<li>From the New View: Go to\u00a0<strong>Leases<\/strong>\n<ul>\n<li>From the Classic View: Click\u00a0<strong>Leases Module<\/strong><\/li>\n<\/ul>\n<\/li>\n<li>Select the\u00a0<strong>Lease Name<\/strong>.<\/li>\n<li>Click the\u00a0<strong>Summary<\/strong>\u00a0page view.<\/li>\n<li>Click\u00a0<strong>Edit<\/strong>.<\/li>\n<li>Navigate to the\u00a0<strong>Auto Charges<\/strong>\u00a0section.<\/li>\n<li>Click\u00a0<strong>New Auto Charge<\/strong>.<\/li>\n<li>Beside Account, click the drop-down and select the account. (click\u00a0<strong>Add Account<\/strong>\u00a0to create a new one )<\/li>\n<li>Beside Amount, enter the figure of the recurring adjustment as a negative amount.<\/li>\n<li>Click\u00a0<strong>Save<\/strong>.<\/li>\n<li>Click\u00a0<strong>Save<\/strong>\u00a0again on the main page.<\/li>\n<\/ol>\n<p><em>Please Note: If an error &#8220;Invalid charge amount&#8221; appears, make sure that the GL Account is set as a discount account.<\/em><\/p>\n<p>To edit Account to set as Discount Account:<\/p>\n<ol>\n<li>Go to\u00a0<strong>Settings<\/strong><\/li>\n<li>From the New View: Go to\u00a0<strong>Settings<\/strong>\u00a0(Gear icon)\n<ul>\n<li>From the Classic View: Click\u00a0<strong>Setup<\/strong><\/li>\n<\/ul>\n<\/li>\n<li>Click the\u00a0<strong>Expand Button<\/strong>\u00a0[<strong>+<\/strong>] beside Customize.<\/li>\n<li>Click\u00a0<strong>Chart of Accounts<\/strong><\/li>\n<li>Click\u00a0<strong>Edit<\/strong>\u00a0under the Action column of the GL Account<\/li>\n<li>Click the drop-down box and choose\u00a0<strong>Yes<\/strong>\u00a0for the Discount Account<\/li>\n<li>Click\u00a0<strong>Save<\/strong><\/li>\n<\/ol>\n<div class=\"fusion-sep-clear\"><\/div><div class=\"fusion-separator fusion-full-width-sep\" style=\"margin-left: auto;margin-right: auto;width:100%;\"><div class=\"fusion-separator-border sep-single\" style=\"border-color:#1226aa;border-top-width:1px;\"><\/div><\/div><div class=\"fusion-sep-clear\"><\/div>\n<p>&nbsp;<\/p>\n<h2 id=\"id-(CS\/Admin\/Sales)GLCodeAccountAcrossPropertyManagementSoftwares(HomeAssistant)-step4AppFolio\">Appfolio<\/h2>\n<p>When Property Managers have multiple units with similar charges each month, such as utility charges, they can create tenant charges in bulk by uploading a pre-formatted spreadsheet with charge details into their AppFolio Property Manager database. They can simply download the template to their computer and fill out charge amounts per unit, or they can send the spreadsheet to their utility company to fill out with charge amounts on their behalf.<\/p>\n<p>Once the spreadsheet is completed it can be uploaded directly to AppFolio. All of the charges entered on the spreadsheet will be automatically created as Tenant Charges in the AppFolio database, saving the Property Manager time spent on manually entering multiple Tenant
